King Farm and Farmstead District: Three HOA Structures to Compare

September 17, 2026

A buyer touring King Farm last spring pulled up two listings back to back, three blocks apart, both tagged "King Farm" on the portal she'd been scrolling for weeks. The first was a resale condo in one of the neighborhood's original buildings off Watkins Pond Boulevard. The second was a new-construction townhome a short walk away, still smelling like fresh paint. She assumed the HOA paperwork would look roughly the same. It didn't. Different association name. Different fee. Different list of what the monthly check actually covers. Nobody had told her that "King Farm" on a listing sheet doesn't mean one governing body anymore. It means at least three.

That distinction matters more than square footage or a granite countertop, because it changes what you're paying for every month for as long as you own the place.

One Name, Three Associations

The King Farm most people picture, the master-planned neighborhood built out through the 1990s and 2000s with its Village Center, two community pools, and tennis courts, is governed in most respects by the King Farm Citizens Assembly. The Assembly is the master association that oversees most aspects of King Farm life, from the shuttle buses that loop residents to Shady Grove Metro to the playgrounds tucked between townhome rows. King Farm Condominium is a 92-unit building complex spread across five addresses on Watkins Pond and Elmcroft.

Walk a few minutes north, past the historic Farmstead barn, and you're in a completely different legal structure. Farmstead District, the 370-home community EYA and Pulte have been building out since 2024, has its own HOA, according to EYA's FAQ. It is not a subset of the King Farm Citizens Assembly. The market-rate townhome fee there is currently $195 a month, and Farmstead District amenities include a community center called the Barn, a seasonal pool, and a 1.25-acre Meadow Trail.

Then there's a third layer, nested inside the second. Pulte's two-over-two condo buildings within Farmstead District carry their own condo association on top of the district-wide HOA.

Governing layer Details
King Farm Citizens Assembly Master association that oversees most aspects of King Farm
Farmstead District HOA The Barn, seasonal pool, Meadow Trail, and common-area snow removal
Pulte Condominium Association A separate condo association on top of the district-wide HOA

None of this shows up cleanly on a listing search. The address says King Farm or Farmstead. The HOA disclosure packet says something else entirely.

Why the Line Runs Through a Former Car Lot

The reason for the split traces back to how the land under Farmstead District was zoned before anyone broke ground. WJLA reported that the 20-acre site, once home to the King Buick dealership along Route 355, straddled two jurisdictions: roughly half sat in Montgomery County and half in the City of Rockville. The annexation of the county-side portion and a commercial-to-residential rezoning were finalized in 2023; EYA reports that the first homes were delivered in 2024.

The two communities share a name in marketing copy and a shuttle stop's walking distance.

What Each Line Item Actually Buys

The price gap between these layers is where the distinction stops being trivia and starts being math a buyer needs before they write an offer.

Resale pricing across King Farm's original sections sat at a median of roughly $699,000 in April 2026, at about $390 a square foot. By June 2026, King Farm townhouse resales were trading at a median closer to $700,000, with an average sale price of $708,544 and homes spending about 42 days on market before going under contract.

New construction next door runs on a different scale. EYA's current pricing for Farmstead District townhomes starts in the $700s, with elevator floor plans starting in the $800s, and resale activity within the community has reached as high as $1.1 million for larger four- and five-bedroom layouts.

Snow removal is a small but telling example of how the boundaries actually work on the ground. Farmstead District's HOA is responsible for common-area snow removal, but not the public streets, which fall to the City of Rockville on its own schedule, generally within 24 hours for one to three inches and up to 72 hours for anything over ten.

The Village Center Is Already Answering

The retail core that ties these communities together on foot is shifting too, and the timing lines up with Farmstead District reaching build-out. Fontina Grille, a King Farm Village Center fixture for nearly 25 years known for its Italian menu, is confirmed to be relocating this fall to The Laureate at Westside at Shady Grove, a newly built space close by. The restaurant isn't closing. It's moving into a newer building as the neighborhood's center of gravity extends toward Shady Grove.

That single relocation doesn't rewrite King Farm's identity overnight, but it's a useful signal for anyone weighing whether to buy resale in the original village or new construction next door. The retail mix that anchors King Farm today, Safeway, Botanero, Coffee Republic, Nagoya Sushi, Pure Barre, is adjusting in real time to a larger footprint that now includes hundreds of new households on the other side of what used to be a car dealership lot.

What This Means If You're Comparing Listings

Before you treat two "King Farm" listings as interchangeable because they're a five-minute walk apart, a few questions are worth asking upfront:

  • Which association governs this specific address, the King Farm Citizens Assembly or the Farmstead District HOA?
  • If it's a two-over-two condo in Farmstead District, is there a second, nested condo association fee on top of the HOA fee?
  • Does the monthly fee include access to a pool and clubhouse, or is that a separate amenity tied to a different association?
  • Who's responsible for snow removal on this specific stretch of sidewalk, the HOA or the City of Rockville?
  • Are there any special assessments pending on the horizon for roof, pool, or structural repairs, and which association would levy them?

None of these questions show up in a standard listing description. They show up in the resale disclosure packet or the builder's HOA FAQ, and they're worth reading before the inspection contingency deadline, not after.

Quick Questions Buyers Ask

Is Farmstead District part of King Farm? No. It's a separate, legally distinct community with its own HOA, built on land whose county-side portion was annexed into the City of Rockville in 2023. The two communities share walkability and a name in casual conversation, not a governing association.

Why does the HOA fee vary so much between similarly priced homes nearby? Because the fee reflects what each specific association covers, not just the home's size or age.
